Welcome to the Village Gardens HOA Community Website

Village Gardens is a purposefully designed community where residents are encouraged to be neighbors. Architectural standards ensure that single family homes, multi-family homes, shops and stores are built to promote community with wide walks for strolling, porches and front yard spaces, engaging common spaces, ponds and fountains for gathering around, and a marketplace within walking distance of every home in the neighborhood. Residents of Village Gardens intentionally build community through Friday Afternoon Club gatherings and more.

Updated Policy Regarding Ponds, Common Areas, and Private Out-lot Access

The Village Gardens Homeowners Association (VGHOA) has established rules governing the use of the ponds, common areas, and private out-lots.
These rules are not exhaustive, and additional information about VGHOA’s articles of incorporation, by-laws, and covenants can be found at
https://www.vghoalincoln.com/.

1. The ponds, common areas, and all property owned or controlled by VGHOA are exclusively for the use and benefit of dues-paying members and
their families. Guests must be accompanied by a member at all times. All hooks, lures, 'shing line, and trash must be disposed of in a trash can or
removed. Unused minnows should never be released into the pond under any circumstances.

2. It is not allowed to give non-residents “permission” to use the ponds or common areas without the member being present.

3. All members of VGHOA are obligated to prevent and report unauthorized individuals from using the ponds or other common areas under VGHOA’s
control. This includes vandalism and any improper use of the surrounding property.

4. To mitigate the negative impact of phosphorus in the ponds, all Village Gardens residents are advised to use zero phosphorus lawn fertilizers.
Please share this information with your lawn care company at the beginning of each season.

5. Dumping lawn clippings or trees into any pond or property owned by VGHOA is not permitted.
